The IMJIN Office Partners is a shared commercial campus with four new office building structures located on the former Fort Ord military facility. Together the stakeholders along with the project team worked together to achieve a LEED rating for the campus.
Design opportunities for this campus included linking the buildings together with common outdoor plaza spaces, configuring the site and parking lot layout for stormwater retention basins while maintaining accessible access, and providing a sense of place by reflecting the Central California coastal environment as the ocean is half a mile away. In addition, gypsum demolished in the previous buildings on the site was re-used as soil amendment.
The overall site design was influenced by the location of the stormwater retention basin areas. Careful design coordination with the civil engineer was necessary to achieve naturalistic, curvilinear basin shapes which were planted with species which would tolerate seasonally wet and dry conditions. As a result, the stormwater basins have become lush, vibrant landscape features which have also attracted bees, butterflies, and hummingbirds. The design intent for the landscape irrigation system was to use no potable water as it will utilize 100% recycled water available in the future.
